We can host 300 guests for a seated wedding reception with a dance floor and buffet, 400 for a seated banquet without those elements, or 550 for a cocktail reception in our indoor space. Our cobblestone patio measures 46×65 feet and accommodates 300 for ceremonies, 175 for seated dinners, or 220 for cocktail gatherings. What’s Included and Vendor Policies
We include all 300 champagne chiavari chairs and thirty 60 inch round tables, along with setup and breakdown labor. Whether you’re hosting 50 guests or 300, the rental rate remains consistent. Our all day rental spans from 9:30 AM to 11:30 PM. You may choose your own caterer, florist, photographer, DJ, musicians, and other service providers. We offer recommendations when asked, but these suggestions come without obligation. We do require that bartenders and caterers carry their own insurance. You can provide your own alcohol, which must be served by a licensed and insured bartender carrying one million dollars in liability coverage.
Weather Plans and Event Logistics
You make the weather decision by 8:00 AM on your event day, choosing either Plan A or Plan B. We handle setup based on your choice. Our courtyard is included during non winter months. In colder seasons, you can add the patio up to 48 hours before your event if forecasts look favorable, though this addition carries an extra charge. During winter, if you need to change your layout after our initial setup due to weather, a $350 flip fee applies.
Getting Ready Spaces and Lodging
Our Bridal Room has two hair and makeup stations and a private restroom, positioned just steps from the outdoor ceremony area. The Groom’s Quarters feature a private bar, flat screen TV, and private restroom. The Cabin sleeps up to 13 guests and includes a larger bridal suite with four stations. The Cottage accommodates 8 guests, bringing total capacity to 21 people. We don’t require a minimum night stay, though couples marrying on Saturdays receive first priority. Lodging is priced separately from the venue rental.

- Deposit & Balance: We ask for half the rental rate to reserve your date, with the remaining balance due 90 days before your event.
- Rehearsal Time: We offer a one-hour rehearsal the day before your event, subject to venue availability.
- Ceremony & Reception: We can accommodate both indoors, with our courtyard serving as a cocktail space during warmer months.
- Prep Kitchen Details: Our prep kitchen includes a warming cabinet, prep tables, a cooler, a microwave, and an ice machine.
- Catering Note: There is no stove, so caterers typically bring portable equipment.
Location and Additional Services
We’re at 630 North Avenue in Rossville, Georgia, just 2 miles from Interstate 75 and approximately 16 minutes from Downtown Chattanooga. Our property includes a cobblestone patio and a pond for photos. We welcome weddings, corporate events, celebrations of life, and private parties. For holiday weekends, events on Sundays follow Saturday pricing, and when the holiday falls on Monday, Sunday rates apply.
We’re Russell and Kate, and we handle communication directly with couples. We answer phone calls, respond to emails, and attend planning meetings ourselves. Tours by appointment only typically last about an hour.
